Some statements to understand the real estate market better:

Bangalore City Center in rainy season

*Since 1950 Bangalore has grown form 1.5 Mio. inhabitants to approx. 10 Mio..   *The property market saw in the last years driven be an unbalanced demand offer ratio a stiff rise of the prices (yearly acceleration of up to 50%) with a speculative trend to buy land as investment and not with the intention to build first hand, which lead to further shortage of availability.   *The value of a property is determined by the area covered and not the functionality. Garden space is therefore not valued and not used.   *Bangalore in the Southern part of India is determined be warm subtropical weather and the people prefer to stay inside and avoid getting tainted.   *The organized building sector started 10-15 years back with a long learning curve. Technology in construction and modern building equipment has entered the market significantly since 2005-07.   *In that period the demand from the owners or buyers has changed for more quality and modern interior based on an increase of travel.   *The competition has emphasized the trend.   *A typical Indian house owner is in general interested to have many rooms to have space for big families (three generations plus relatives), is not interested to use much outside area (balcony, garden, terrace), considers the kitchen as area for the maid and likes big staircases or special exterior or interior design elements to show off.   *The quality of construction and maintenance leads to a shorter life span of objects and leads to a much older impression of the buildings.   *Bangalore is an industrial hub not a tourist spot. The Approx. 10’000 foreigners are to a big extent experts sent to work with a high end demand for western accommodations with garden, modern kitchen, high end bath rooms and in quite areas.   *The big advantage of a democratic system, together with the not to ignore corruption and a lack in long term planning leads to discrepancy in providing this kind of living environment.   *The former garden city has lost lots of lakes, green areas, parks and the replantation and maintaining of trees is not keeping pace with the cutting.   *Through the good climate conditions, moderate monsoon, temperatures between 12C and 35C throughout the year Bangalore is still a green and pleasant city, but more active, more vibrant, more loud and dirty.

All that leads to a limited availability of adequate object, in good locations and with modern interior, and on the other side to an unbroken high demand, with the consequence of increased prices and at the end the readiness of the newcomers for compromises in one or two of the requirements.

If finally the right object could be found, Bangalore is in exciting, safe and wonderful city and good to live in. And within all that lively dynamic of the city, we know that the accommodation has to work out as retreat and resting pol and should be well selected.
